Établir un bail de location
Le bail de location, ou contrat de bail, est le document qui lie le propriétaire et le locataire. Il doit être rédigé par écrit et comporter certaines mentions obligatoires :
- Identité des parties : nom et adresse du propriétaire et du locataire.
- Description du logement : surface habitable, équipements mis à disposition.
- Conditions financières : montant du loyer, modalités de paiement et charges.
- Dépôt de garantie : montant et conditions de restitution.
Un état des lieux doit obligatoirement être joint au contrat lors de la remise et de la restitution des clés.
Establishing a rental lease
The rental lease, or lease agreement, is the document that binds the owner and the tenant. It must be in writing and include certain mandatory mentions:
- Identity of the parties: name and address of the owner and the tenant.
- Description of the housing: living area, provided equipment.
- Financial conditions: amount of rent, payment terms, and charges.
- Security deposit: amount and return conditions.
A property inventory (état des lieux) must be attached to the contract when the keys are handed over and returned.
